Sector 128 alone hosts 80+ residential towers along Noida Expressway - from Kalypso Court to Max 128, Pavilion Court to Kalpataru Vista, L&T Green reserve to Knight Court, Mahagun Manorial to Imperial Court. Here's the real geography, prices, sizes and golf-view truths which brokers also may not know. This is a street wise detailed walkthrough of one of the most premium Sectors on Noida Expressway.

Noida's residential project landscape spans dozens of sectors and nearly 80 active developers, and between them they have put up more than 200 projects across the city. For an end user or an investor, narrowing that down to one sector or one project is genuinely hard. Beyond geography, there are qualitative and objective factors worth weighing before you put your money into a particular project. Plenty of generic "top 10" lists exist online, but this guide takes a different approach: it breaks down what is actually available, and actually verified, in the three prominent stretches that together account for nearly 75 to 80 percent of the residential spread on the Noida side of the expressway. That stretch runs from the Mahamaya flyover all the way to Sector 150 and the other Sector 15X sectors.

It helps to think of this stretch in terms of three prominent zones:

Zone 1 - Sector 128, which includes Sector 128, 129, 131, 132 (largely commercial), 133 and 134.

Zone 2 - Sector 137, which includes Sector 137, 140 (largely commercial), 143, 144 and 146.

Zone 3 - Sector 150, which includes Sector 148, 150, 151, 152 and 153.

This categorization is Propulence's own logic, meant to make the residential concentration along the Noida part of the Noida Expressway easier to follow. It doesn't reflect any government zoning, layout or official categorization. Every project in these zones is live on Propulence's own database and cross-checked against its RERA registration wherever one exists.

Let's start with Zone 1, since it's the most talked-about stretch and comprises largely premium-segment properties, the golf-centric residential projects of the erstwhile Jaypee Greens. The sectors in this zone also have the most developed and matured infrastructure for comfortable, safe living.

Sector 128: The overall geography and the projects within

Zone 1, covering Sectors 128, 129, 131, 133 and 134, starts from the Axis House (erstwhile Nirman Sadan of Jaypee Greens) entry gate to the township. Driving straight in from the gate, on the left you find the premium Kalypso Court apartments, the first block made up of Towers 1, 2 and 3 which extends in a reverse U shape to complete the cluster up to Tower 10, which lies right in front of the flagship Boomerang club.

For buyers specifically looking at Kalypso Court today, the project remains one of the established large-format residential communities in Sector 128. Kalypso Court is a ready-to-move project spread across approximately 17 acres with 1,172 units. Its current Propulence-listed price range is approximately ₹3.10 crore to ₹12.50 crore, although the actual resale price depends heavily on configuration, floor, golf-facing orientation, apartment condition and the specific inventory available at the time of purchase. The apartment sizes also explain why Kalypso feels different from many newer developments. Propulence's current floor-plan inventory includes 2 BHK options around 1820–2066 sq ft, while current resale inventory includes larger 3 and 4 BHK apartments of roughly 2600 sq ft to 3700 sq ft and beyond. Next comes the Imperial Arcade shopping complex, a G+1 commercial market that covers most daily needs: grocery, vegetable and fruit shops, a Mother Dairy outlet, three prominent banks, five pharmacies, a pathology lab, two unisex hair and grooming salons, a Baskin Robbins outlet, a street food outlet and a fine dining restaurant. The first floor has a dentist clinic also besides several property consultant offices.

This is an important part of the living experience in this section of Wishtown. The presence of a functioning neighborhood market within the township changes the practical experience of living here. For an end user, everyday convenience is not only about how quickly one can reach a mall; it is also about whether basic groceries, medicines, banking, food and routine services can be accessed without getting into a car every time.

Past Imperial Arcade stand the three majestic towers of Imperial Court, rising to 33 floors. Just beyond is the Kalypso's final cluster, with four more towers numbered 11 to 16.

These two names, Kalypso Court and Imperial Court, are synonymous with well-ventilated multi-side-open, spacious apartments which give you more usable carpet area than many newer developments whilst also providing premium green golf views, large green parks for children to play, multiple gazebos for seniors to relax and almost a km of dual walking track along the Golf course.

The scale of these apartments is particularly relevant when comparing Sector 128 with newer luxury developments. Imperial Court is a ready-to-move residential project, and current market information places its 3 and 4 BHK homes broadly in the ₹5 crore-plus range, with larger units commanding substantially more depending on view and specifications. Current published sizes include approximately 2,600 sq ft for 3 BHK and around 3,700 sq ft for 4 BHK homes in the resale market. Penthouse in Imperial Court again goes upto 7700 sq ft.

Imperial Court has larger format 3 and 4 BHK configurations, with floor-plan sizes beginning around 2600 sq ft. Its live project page should therefore be the starting point for buyers who want to examine the project's layouts and available inventory rather than relying only on a headline price. Two internal resident's clubs, Club 1 near towers 8 to 10 and Club 2 in the tower cluster 11 to 16 are already operational with fine dining, swimming pool, gyms etc.

For both Kalypso and Imperial projects, a larger apartment on paper does not automatically translate into a better living experience. The orientation of the living room, balcony depth, distance from the next tower, view from the primary bedroom, amount of natural light and ventilation, and the proportion of genuinely usable space can make one apartment feel dramatically different from another within the same project.

Stand in the actual balcony you're considering, look at what's directly opposite it, check the road below, ask for the current monthly maintenance figure, and find out whether the "golf view" being sold to you is a direct view, a landscaped buffer, or something seen only from a distance or on turning your neck at an angle. These are the critical factors to actually assess before putting in your crores anywhere.

We move on further and right next to Kalypso's exit gate sits the exit gate of Pavilion Heights 1, and after that come the nine towers of Pavilion Court. Pavilion Court is a relatively low-rise development (up to 12 floors) and feels more clustered than the taller Kalypso and Imperial Court blocks, and the change in scale is noticeable as soon as you turn in. The next stretch after the 9 towers of Pavilion Court comes Pavilion Height 2 and Pavilion Heights 3 which are divided by a road going inside which bifurcates on the left towards the independent golf facing larger 418 sq yard independent plotted development which goes by the lesser-known name of Valencia Villas. Club 3 sits, just below Pavilion Court 9, which caters to the Pavilion clusters.

On the junction itself lies the 6-story Augusta Homes 1 and 2, comprising spacious 4700 sq ft 2 apartments to the core overlooking the Golf course. If you turn right instead of left from the junction you will find yourself in the midst of Pavilion Court 10 to 19 campus and 538 sq yd Hazel Villa independent plotted development.

Pavilion Court occupies a different position from the larger premium apartments of Kalypso and Imperial Court and are quite practical and falls in the affordable category due to smaller ticket size. The low-rise character and relatively compact apartment formats can appeal to buyers who prefer an established township environment without necessarily wanting a 2,500–4,000 sq ft residence.

The Pavilion Court is one of the earliest developed and moved in apartments, overall, 1170 units across approximately 25 acres, comprising 1, 2 and 3 BHK apartments. Its published project information puts the apartment sizes at approximately 936–1,820 sq ft, with larger penthouse formats also available. The project page currently lists price as available on request rather than publishing a single project-level price band. The Pavilion Court on Propulence

However, instead of turning left after Pavilion Height 2 if we continue straight on the main road, we cross Pavilion Height 3 and reach Pavilion Height 4 and just in front of its entry gate lies the entry to the newly delivered 8 towers of Knights Court. Knight Court is another premium development of only 3- and 4-bedroom apartments and only 2 on a floor. There is also a limited inventory of 2 BHK on ground floor only.

Knights Court is a ready-to-move development with 304 units across approximately 5.64 acres, and its configuration listing includes 2 (limited ground floor inventory), 3 and 4 BHK formats and Penthouses. The project's current price range (as in August - September 2026) is approximately ₹3.15 crore to ₹4.50 crore. A currently available 3 BHK listing is around 2,231–2,290 sq ft, with asking prices in the region of ₹3.2–₹3.5 crore depending on the particular apartment. Knights Court on Propulence

The defining feature of Knights Court is its low-density floor planning and all apartments are 3 side open. With only two apartments on each floor, which is materially different from many high-density apartment towers. For a buyer, that can translate into fewer immediate neighbours, more privacy and a quieter floor-level experience. Explore Knights Court on Propulence.

All these apartment complexes fall in the premium and super premium category due to their enviable location, around the Golf Course, layout, mostly are 2 side open well ventilated, sunlit apartments. The top floors enjoy unobstructed views of the Golf Greens on one side and Yamuna river view on the other side.

That said, "golf-facing" should never be treated as a uniform feature across an entire project. In a large township, the actual sightline can vary substantially from tower to tower and even between apartments on the same floor. A direct green-facing view, a view across another landscaped parcel and a distant partial golf view are three very different propositions in both lifestyle and resale terms.

The Pavilion Heights cluster also deserves separate attention because it is positioned between the established low-rise Pavilion Court environment and the larger premium towers elsewhere in the township. Pavilion Heights as a project is spread across  approximately 20 acres and 800 units, with 2 BHK + study, 3 BHK + study and 4 BHK + utility configurations. The available project information describes views towards either the Yamuna-side greens or the golf course. Pavilion Heights on Propulence

Its current Propulence inventory includes a 3 BHK of approximately 1,883 sq ft listed around ₹2.05 crore. This should be treated as a current asking price for available inventory, rather than a universal project price.

Now moving further down after the exit gate of Knights Court, if we turn left from the 4-way intersection of Prometheus junction/chauraha, on left lies the Kingswood Oriental Villa development till we reach the T point. Coming to Kingswood Oriental Villas, it is a distinctly different residential proposition from the apartment towers. It is a low-density villa development, and current market information records 4 and 5 BHK villas of approximately 4200–5700 sq ft. Current asking prices are broadly in the ₹8.50 crore to ₹11.95 crore range, depending on the villa and configuration.

For a buyer considering this part of Sector 128, the attraction is not simply the number of bedrooms. A villa changes the experience of living in the township altogether: greater internal separation, private outdoor space and a substantially different relationship with the surrounding green areas. It also comes with a very different maintenance, renovation and resale equation from an apartment.

Right there on the T point is currently housed the FMG office of Jaypee Greens Wishtown. All maintenance, electricity, power backup and administrative work for owners and residents is managed from this office. On turning left from this T point we find on our right side the Jaypee Institute of Information Technology (JIIT) followed by CBSE affiliated Jaypee School.

On our left side all this while is a future development land parcel. Moving further as the road curves we find the already constructed yet possession awaited, once sold as super premium, Mahagun Manorial on the first left cut and the right side is where Max 128 towers are rising towards the sky. Both projects represent a newer generation of ultra-premium housing in the same Sector 128 environment, but their positioning is quite different.

Mahagun Manorial is roughly 3.9-acre development with 386 units, six towers and 3 and 4 BHK configurations currently listed on its project page. Currently published price range is approximately ₹4.85 crore to ₹10.50 crore. The project page also records a RERA number of UPRERAPRJ2051. Mahagun Manorial on Propulence

The project is particularly differentiated by its large-format residences, extensive decks and golf-oriented positioning. Residence sizes ranging from approximately 2700 sq ft onwards till 6200 sq ft, including select duplex and penthouse formats. These larger formats need to be evaluated on their individual floor plans because the difference between a conventional large apartment and a duplex/penthouse is substantial in terms of usable space and overall ownership cost.

Max 128, meanwhile, is a newer ultra-luxury development from Max Estates. Approximately 10 acres project comes with only 250 select residences, 4 BHK configurations and apartment sizes around 4500–5500 sq ft, with the project under construction. Current published pricing varies across project-linked sources, with approximately ₹11 crore approx. for a 4 BHK of around 4,400 sq ft. Brand premium is also inbuilt into this cost.

What is more useful for a buyer is the project's low-density positioning. Current project information highlights large-format residences, extensive open areas and views towards landscaped greens. At this stage, however, MAX 128 should be evaluated as an under-construction project rather than compared directly with ready-to-move developments such as Kalypso Court or Imperial Court.

If we take the left road of Mahagun Manorial cut, that's where the upcoming L&T Green Reserve project lies on the left and the right is the golf facing premium plotted development which also houses the Golf Street hub. Some excellent Golf facing fine dining restaurants are well known there.

L&T Green Reserve is another significant addition to the ultra-premium segment of Sector 128. Current published project information records 3, 4 and 5 BHK residences, with sizes varying by source and configuration. Approximately 617 units across the overall project with areas ranging from 2848 sq ft to 5720 sq ft and possession beginning in May 2028, with RERA registration recorded as UPRERAPRJ459796/09/2025.

Current pricing is broadly in the ₹8.5 crore-plus range for 3 BHK inventory, with larger 4 and 5 BHK residences extending substantially higher. Because different current listings quote different combinations of carpet area, built-up area and super built-up area, buyers should compare the RERA floor plan and cost sheet rather than relying on a headline "per sq ft" figure.

The project is being positioned around golf-facing views, large residences and a premium amenity ecosystem. For a buyer comparing it with Max 128 or Mahagun Manorial, the key question is therefore not simply which project is more expensive, but how the apartment size, carpet-area efficiency, tower density, views, delivery timeline and actual cost sheet compare.

After L&T’s location we reach the Kalpataru Vista Towers entry gate, one of the finest with large viewing decks offering green expansive views of the larger Golf Course stretch. It is another established premium project in Sector 128 and is particularly relevant for buyers comparing the newer ultra-luxury developments with delivered inventory and good construction quality. 3 and 4 BHK configuration apartments are spread across 2 towers, sizes extending from roughly 3000 sq ft and 4000 sq ft. Current market rates for the project are reported at around ₹25000 per sq ft.

Doubling back and coming out from the Mahagun Manorial road further down on our left we find the next left cut which takes us to the opulent Boomerang club. Nearby which there are some unfinished towers of erstwhile Kristal Court, land parcels for Kasa Blanca Towers and Boomerang residences. Just next to the club there are also fully developed, delivered and occupied Kallisto Townhomes.

Kallisto Townhomes, by contrast, offers a very different proposition. Current market information places its average asking rate at approximately ₹26000 per sq ft offering areas of around 4000 and 5200 sq ft, reflecting the premium attached to its townhome format and limited inventory. Current project inventory records Kallisto Townhomes at approximately ₹11 crore to ₹13.5 crore, with homes around 3,909–5,187 sq ft.

With our backs to the Boomerang club we find ourselves looking at Kalypso towers 10 entry gates. Coming back out on the main road and turning left we find the Kalypso tower complex on the left and Axis Bank (erstwhile Nirman Sadan on our right). After this we reach back to our starting point of entry gate of the Sector 128, Jaypee Greens Wishtown from where we started our journey of Zone 1.

And that is really what makes Sector 128 interesting when you look at it geographically rather than simply through a project list. Within a relatively compact stretch, the buyer encounters established high-rise apartments, lower-rise communities, villas, townhomes, plotted development and a new generation of ultra-luxury towers. The difference between these products is not merely their price; it is the way they make the resident experience the same township.

For someone looking for a ready-to-move apartment, the decision may come down to the relationship between apartment size, golf view, floor height, maintenance and the age of the project. For someone looking for a larger family residence, Kingswood Oriental, Kallisto Townhomes or Augusta Town Homes create a very different proposition. And for a buyer willing to wait for a newer development, Mahagun Manorial, MAX 128 and L&T Green Reserve introduce newer construction and larger-format luxury residences, but with a different delivery and ownership timeline.

There is also a practical point that is easy to miss when comparing Sector 128 projects online: the same advertised BHK category can represent dramatically different homes. A 3 BHK in Pavilion Court, a 3 BHK in Kalypso Court and a 3 BHK in Imperial Court are not interchangeable products. Their apartment sizes, tower configurations, age, views, common areas and price points can be substantially different. The same is true at the ultra-luxury end, where a 4 BHK in MAX 128, Mahagun Manorial, L&T Green Reserve or a villa/townhome cannot sensibly be compared only by the number of bedrooms.

The best way to evaluate any of these homes is therefore to start with the physical location within Sector 128 and then move down to the individual apartment: the exact tower, floor, orientation, view, carpet area, layout efficiency, condition, maintenance cost and current asking price. That is where the difference between an attractive brochure and a genuinely suitable home becomes apparent.
